Buying in Sliema, honestly
Can you buy in Sliema?
EU citizens can generally buy on the same terms as Maltese nationals. If you are not an EU citizen, an Acquisition of Immovable Property (AIP) permit is usually needed to buy — except in Special Designated Areas (SDAs)SDA, where anyone can buy freely with no permit and no limit on the number of properties.
Many Maltese properties are sold subject to a perpetual or temporary ground rent (“ċens”) rather than full freehold. It is normal and legal, but the type and annual amount affect value — always check what you are actually buying before signing.
Long lets are registered with the Housing Authority, with a minimum term and capped in-contract increases. Malta has no automatic deposit-protection scheme, so agree deposit terms in writing and never pay before viewing in person.
General guidance, not legal advice — confirm your situation with a notary or lawyer.

Sliema FAQ
Is Sliema expensive?
Sliema is one of Malta's most in-demand areas, so both rents and sale prices sit at the higher end of the island. The trade-off is location: you're on the seafront, walkable to cafés, shops and the ferry to Valletta. See the live listings above for what's actually available right now.
Is Sliema good for families?
It works well for young professionals and couples who want everything on foot. Families who want more space, quieter streets or parking sometimes prefer nearby areas like Gżira or further inland — but for convenience and sea-front living, few places compete.
How do you get to Valletta from Sliema?
The fastest way is the Sliema–Valletta ferry, which crosses Marsamxett Harbour in a few minutes. Frequent buses also run along the coast. Most of Sliema is well served by bus stops (see the amenities above, sourced live from OpenStreetMap).
Can a foreigner buy property in Sliema?
EU citizens can generally buy on the same terms as Maltese nationals. Non-EU buyers usually need an AIP permit (Acquisition of Immovable Property) — roughly €233 and about 35 days to obtain. Some branded developments are Special Designated Areas (SDA) where no permit is needed; check each listing's eligibility note.
